How far should a house be from a gas station?
There is no federal setback for homes near gas stations, but there is real science on when proximity matters. The honest answer clusters around a few distance bands — and the station's leak history matters more than its pumps.
The distance bands, in plain terms

Air: the benzene question
Gasoline contains benzene, a known carcinogen, and stations emit small amounts through refueling and tank venting. The measurable elevations, though, are sharply distance-limited: studies (including the work that led some jurisdictions toward 300-foot school guidance) find concentrations approach neighborhood background within a couple hundred feet, and modern vapor-recovery hardware has cut emissions substantially. Living directly adjacent to a very high-volume station is a legitimate air-quality consideration; living 400 feet away generally is not.
Ground: the part people miss
The larger risk historically has not been the air — it is what is underneath. Service stations are, by a wide margin, the most common source of leaking-underground-storage-tank cases; the national record holds over half a million confirmed releases (see the LUST primer). A station that never leaked, with modern double-wall tanks and clean inspections, is a well-regulated neighbor at any distance beyond its own lot line. A corner with an open leak case is a different fact pattern entirely — plume direction, your water source, and your basement's distance all become live questions (the next-door guide covers them).
This is why a distance rule alone is the wrong tool. Two identical houses, each 250 feet from a station: one sits upgradient of a never-leaked modern facility — fine; the other sits downgradient of a 1988 release still in monitoring — worth a hard look. Value, insurance, and resale
Appraisal literature finds adjacency to a gas station (sharing a boundary or facing one) trims residential value modestly, with the effect dropping toward zero within a block or two; an open contamination case bites harder than the station itself. Insurers rarely care about proximity; lenders occasionally flag adjacency for condos and new construction. When you eventually sell, expect a diligent buyer to run the same screening — holding the station's clean record (or the NFA letter for its old case) turns the conversation from fear to paperwork.
A practical rule of thumb
If you want a single number: within 300 feet, do full diligence (screen the records, check the case files, think about air if it is a high-volume station); 300 feet to a quarter mile, screen the leak history and relax if it is clean or closed; beyond a quarter mile, buy the house you like. And in all three bands, an open leak case discovered in screening is a question for the state case file — not a reason to panic, but never a detail to skip.
What zoning already does for you
Most municipalities separate new gas stations from homes through zoning rather than explicit setbacks: stations are confined to commercial corridors, and many codes add buffer requirements — commonly 100 to 300 feet from residential lot lines, schools, or hospitals for new construction, plus landscaping and canopy-lighting rules. The practical consequence is that the tight house-station adjacencies you see today are mostly grandfathered pre-zoning corners, and they cluster in older neighborhoods — exactly the places where the tanks below are also oldest. If you are evaluating one of these corners, the station's upgrade history (double-wall tanks after the 1998 federal deadline, current inspections) tells you more than its distance does.
